Some tenants couldn't care less about additional technology and will not want to pay for it.If a landlord tried to offer me a tech package as an additional fee, I would have declined and informed them I'd buy it for myself when I bought my own home.In addition to that, as a landlord I'd only think about doing the smart items for a higher-end property and/or my direct competitors were doing it as well.

I am a licensed construction contractor, have been investing in real estate for more that 55 years and since there are so many great purchase opportunities in California where properties don't need a new foundation, I would like to see your math, reasoning and the projections you did before and after you purchase the property and that will be very interesting to see.I will give you a lot of credit for taking on a project where you needed to hire contractors because I am a licensed contractor and even I have serious difficulties getting other contractors to do what they say they can do and there are always problems where contractors want more money than their original contract price.It would be interesting to see how well your airbnb is doing, the math and the overall profits and projections.
