Just last night I was reviewing the numbers on Sandicormls.com.I am currently working on a model in excel and using DealCheck app.

Obviously very new to all of this so I know it may take me a bit to figure out what I really like, but initially I know I want to get into buy and hold, and I would love to do that with more of vacation rental style vs the traditional buy and hold.

Its also at that time that I am hoping to switch them into an LLC and start using the BRRR model build the company credit and worth to move into larger MFR properties. 

Additionally, I'm interested in modeling will help you vet and structure investments/deals, just PM me.BTW, I'm searching for an agent/broker that handle investment properties.

So this property needs some work (cosmetic, paint, updated fixtures, landscape, hip styling) and I can get a loan for it and pay for the rehab expenses out of pocket.

But it is just physically to far away from my base of operations for my current business style. 

I am trying to completely avoid that model.  

Not a good business model, IMO.

My program models the "BRRRR" strategy that you might have read about on BP. 

Here are what I can add to the  BP table:- I built a comprehensive apartment investing excel model - buy and hold and refinance- Extensive deal/ financial analysis skills and experience.- Extensive work experience in wealth management, tax, private deal structure.- Success track record, creative problem solving, and great eyes for beauty in making ugly place beautiful while not spending a ton of money upgrading.- Since 2002, experience in SFH purchase, buy and hold, remodeling, property management.What gets me going:- Folks with track record in apartment investing to check out my financial model on this deal- Local Chicago Team with proven track record in apartment: contractor /inspector (subcontractor - plumbing, electrical, roof, exterior, interior upgrading), property managementThank You!
