Does anyone have suggestions on lease agreement paperwork and how I can obtain one.

I would suggest starting in areas like Merion/Hungarian for value-add opportunities, South Linden for fixer-uppers, and Whitehall - improving market.

Or, any suggestions on specific companies to use? 

While I can't speak to Oklahoma City or Pittsburgh specifically, I’d suggest taking your time to explore potential opportunities in the three others.Also, @Andrew Roth may be a great resource, as he was in your position a years ago and is now looking for a second for his portfolio. good luck! 

From those of you who have done many rehabs, and are better at interior design than I am, I am curious what suggestions you may have for this kitchen?

I am new to real estate, how would you suggest I start to assume the loan?

If you don't need the additional cash, then I suggest just getting a bridge loan where the lender gives you funds against the As Is Value.
