What is good about Fulton, Dekalb, and Cobb, etc. is that these counties typically hold Tax Sales on a Monthly basis---a good thing for Investors.However, the properties are pre-selected by the Tax Sale Office, so the properties advertised, unless redeemed, will be the ones offered at the upcoming or scheduled Tax Sale.

I make sure the closing company already selected by the selling bank can do a double closing or if not I find one who will do a double closing as a courtesy closing?

A few suggestions which I think would enhance biggerpockets (some taken from vBulletin), in no particular order:* multi-quote - the ability to select multiple posts for quoting* kudos - ability to register approval of a post, or agreement with a point, and then count these and somehow rate posters - just provides more incentive to share and try to be constructive and helpful * ability to view the forum in wide screen format (maybe you can but I can't see how - the forum text only takes up about 30% of the width of my screen)* more/better emoticons - happy to suggest some if you like ;)* also I'd like emoticons inserted where the cursor is, rather than always at the end of the text (ie if you edit and want to insert an emoticon in an earlier para, you seem to be only able to do it by cutting and pasting the emoticon, which is always inserted at the very end of the whole post)* I imagine this is related to the fact that whenever you format some text, your cursor is moved to the very end of the post; I'd rather the cursor be left where it was just prior to applying formatting (eg bold)* ability to report/hide abusive posts, to try and stop conversations degenerating into slanging matches :roll: Love the forum - thanks, Josh.

`(h) Standards To Protect Against Adverse Selection- `(1) IN GENERAL- The Board shall, by rule or order, establish standards and policies to require the underwriter of the insured loan to provide such representations and warranties as the Board considers necessary or appropriate to enforce compliance with all underwriting and appraisal standards of the HOPE for Homeowners Program.`(2) EXCLUSION FOR VIOLATIONS- The Board shall prohibit the Secretary from paying insurance benefits to a mortgagee who violates the representations and warranties, as established under paragraph (1), or in any case in which a mortgagor fails to make the first payment on a refinanced eligible mortgage.`(3) OTHER AUTHORITY- The Board may establish such other standards or policies as necessary to protect against adverse selection, including requiring loans identified by the Secretary as higher risk loans to demonstrate payment performance for a reasonable period of time prior to being insured under the program.
