Also I would recommend focusing on finding buyers who are doing over 20 deals a year and really developing relationships with them to understand where and what they are looking for.

The justification from the property managers is that even with their mark ups you should be paying less through them than you would if you found your own contractor/ repairman, because of the property manager's relationship with the contractor.
