I would run away except if DOM>30 and it's still there, I will buy for $320k though.Focus should not be on the condition of the house but in relative to neighborhood low range of comps.

It might look amazing in a couple of years.Thank you for the encouragement I don’t recall the last time I was this stressed about rental purchase, that’s what I keep tell myself that number works, even if it under perform, it should still work in my favor, I think it’s the unexpected siding issue throws me off and makes me think about all the negative things about this dealalso number is larger than i normal target range (70-150k) small 2-3bed rental 7.625% interest rate probably pressures me a bit too

Happy to chat offline.In my experience those that are that value in ocean lakes are close to that in total rev.to really have an impact and get good roi you really need to be In the 500k range in my experience.300k will get you a ground level smaller unit and while  they are ok the bigger rev is in the stilt houses as mentioned
