I live in jersey City, NJ right now but work in Manhattan.

Is Seal beach or Manhattan beach a Better option  for STR? 

It's a good balance between expensive Manhattan/Hermosa/Redondo and the dives that are in other parts of the South Bay. 

It's just too close to Manhattan to find any reasonably priced property.

Union City is one of the most dense cities in the US (2ndafter Guttenberg), so that, plus it's proximity to Manhattan, means the demand is there under normal circumstance.

How do those areas you mentioned compare (gross revenue wise) with the E TN Smoky’s (ie Gat, PF & Sev)?

We purchased a 2/2 cabin, no great view, 915 SF in PF just off the Parkway and went live Oct 1, 2021.

He purchased  the apartment 42 years ago when the area was bad ( meat packing district in Manhattan ), the landlord defaulted on property taxes, the city foreclosed and offered the property to existing residents for $1500.
