My tenants are decent people and I let them know that I hate these kinds of conversations and if other people are complaining then clearly there is a pattern here that is wrong on their end. 

Either way...... gotta love The Heights......people will pay that amount to rent .,,,,,, instead of building wealth

On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

It's so important to surround yourself with strong people (i learned that the hard waY...) 

People of all experience levels come and share their insight!

Your relative is not a tenant screening service and you should not accept tenant placements from people you know.

As to the buddy I mentioned in Washington state it was the same scenario; he converted tax-free up to their standard deduction but above that he kept within the lowest tax bracket and paid the smallest amount of tax possible.Thank you @Basit Siddiqi for calling me out on this and giving me a chance to address my mistake; it's important people have the correct information.  

@Nadia Jones Starting and running a fund is a separate business because it's something that you need to actively market for and regularly work on attracting capital to invest in. 

I recommend talking to people and asking around.

Using different rental criteria for people with children than without, COULD be seen as a violation of that law.
