Four thoughts:- Make the applicant tell you if they have a service or emotional support animal in their application.

At least weekly I think about the the fact that someone else is going to work to give me 1/3rd of their money.

But since i rarely held more than a year all the others got paid off quickly so I did not have to do all the hidden tricks to try to fool the bank or well not fool the bank or servicer but make it harder for them to figure out I was now the owner. 

Keep in mind it is a risk and speculation, if something happens(market tanks, job loss, etc) then you will be out money.

The seller really put a ton of work into making this property look amazing!

Make everything neutral (decor and lighting) and get new pics.  

Just make sure to vet them carefully and ask for references from past deals and proof of their track record.

I’ll definitely make that a priority as I build my team.I also appreciate your point about using different contractors based on the scope of work.

I'd like to talk to someone who can help him make a plan before this gets out of control.Does anyone have a lead on how I can find his next in command that would be appropriate to talk to at Malmstrom or is there maybe an office for this sort of thing? 

For example, if paying $1500 or $2800 for a CPA who will advice and help you implement strategies that will lower your taxes by 2x or 3x that price, then that price is good.If you can understand what you are getting from paying that amount and your perceived value of the return, that will help you make the decision.
