The tenant has not been the greatest, one example being late on paying with not always paying the late fees.

However, if you elect to go this route, just make sure you've analyzed your portfolio with your insurance agent to make sure you can afford these deductibles when it becomes absolutely necessary to pay them.I hope you find this useful.
