It was a lease option that I wasn't sure about keeping it to live in(since I've already lived there for 3 yrs.) or flip and sell, or sell as is and use my profits to finance a new project.

We have lived here for 6 1/2 yrs.

The house is occupied and tenant has been there for 5 yrs.

@Travis Glenn  Unless this house was severely neglected things should be in good shape as its only 12 yrs old. 

Looking in Frisco, Plano, RIchardson area. with rent, lease-option, or buy for the right property. have a rottweiller (friendly and only 2 yrs old). or possibly rowlett/sunnyvalle area.3/2, good school district for jr high/high school. near gymnastics studios.if you have something or know of something coming on the market for mid-june, I thank you in advance for your assistance.

I have my license 1.5 yrs now.The license is a tool, it is not a magic pill that will make you an investor.  

Landlord only responsible for roof and outside brick walls.Both for 3 years with 2 yrs left on lease.

Banks require you to have couple of yrs of income as a landlord even before they will talk to you about potentially approving you for another mortgage.
