I would bet money that the licensing agency requires in their rules that they must disclose in writing to the client every conflict of interest. 

In some situations (immigration, attorney or CPA license etc) this could be a problem in itself.

I got my Realtor license a few years ago thinking i could save the commission and get access to more deals.

I'm a licensed GC and would handle everything project/construction related.

I was approached by a tenant who says they are licensed to run a Group Home for persons  with Disabilities.

I am a licensed agent also, don’t know if that helps, but we have cash to cover the cost and debt, just trying to hear from anyone that  deals with these situations! 

I then, being a licensed realtor myself, put it up on the MLS with their permission.

Was the listing agent licensed?   

As far as renovating a basment to be a  separate unit i recommend working with a licensed general contractor.

As a licensed realtor, I've come across many who claim to know the 'do's and don'ts' of this process, but I'm not always convinced these are the best practices.I've helped many families find their dream homes and now see the importance of creating multi-generational assets.
