All of us have stable jobs and no other outstanding concerns.

I have a one bedroom apartment I rented out to a nice couple back in June.

Fortunately I was able to add a 30” model...so I got to spend $400 on a nice whirlpool stainless gas range that looks decent too!

It helped I got to work through the options myself, a job benefit maybe haha.  

Something to consider is that you mentioned you had a day job so I’m assuming you’re not a real estate professional.

Place good residents, make sure the block is nice (just not the street) and you should be fine.

But I have also opened up new cards for specific properties if there is a nice sign up bonus for a card that I know I will hit during the rehab and furnishing phase.

STR income will always be dependent on who I managing the property, how nice the finishes and furnishings are, and the actual location of a property within the given city.With my STR in Destin, numbers are more or less the same as last year, perhaps down just a hair. 

My job was stopped for almost four months during the pandemic.

@blaine @Blaine Alger In general, you're right about blue collar jobs, but I do think that white collar jobs are on their way up in Waco.
