Internalize this inspiration. 

Curious to see if anyone has used a Private Money Lender from outside the U.S. I am communicating with a gentleman from Canada who would like to invest in us, 0% down and only 5%-7% interest, depending on the deal. Me...

I have an 8 unit apartment building that has two separate entrances (one for each 4 units) and each side has an internal door to the basement where there is laundry and extra storage. 

I am not joking when I say there are thousands of multifamily syndicators right now looking for this stuff.I do look at larger retail value add projects but they have to have a really big upside component to make that worthwhile.

Once the property is under contract I have it inspected to determine the current condition and life expectancy of all major components and appliances.  

There are many ways to resolve the second concern, but they will result from personal guarantees or the internal governance of the LP and should be handled by an attorney familiar with LP investment vehicles and potential securities laws issues. 

Money is only one component of value.  

Pay attention to rents, condition, price, what sells fast, what sits, what price drops, ect.You won't notice it at first but after awhile you will internalize the data.

@Chris Isaacson , Bank allows you to do that for internal efficiency, but you have to report gain to IRS.
