In the suburbs, you will actually have a code enforcement inspector come out to your rental to inspect (typically when tenants change, but some do it annually even when tenants have not changed), and you will be required to get a heater certification certificate to present to the inspector.

I'm no expert but I would guess not much.Every disclosure I ever filled out said, " to the best of your knowledge" and every inspectors report I ever saw said at the bottom, something to the effect that if they miss something you can not hold them liable.
