Hey, so I’m new in the game and was wondering your opinion on a few things.

Sounds like you have no skin in the game, so it would be tough to find a partner that would take all the financial risk. 

You can do this with people at church, people at a ball game, your hairdresser, anyone who is getting garbage returns in the stock market or a CD.

It does take some time as you know everything is a numbers game in real estate.

I am not thinking of a bigger game as my only motive for now is to invest a very small amount of bank saving that I have.

At that point I’ll pay back my 401k loan, pay the seller and save the rest for repairs.I’m beyond excited because it’s been my dream to get into the real estate game.

That doesn't mean all operators are out of the game, but many are due to bid/ask spread differences, interest rates, capital raising issues, leverage, and other issues.Brad Sumrok out of Dallas has a nice conference coming up in August/September timeframe. 

It will depend on the situation, but if you are willing to drop under 75% it can be a game changer. 

So they need to be real estate focused or at least well educated in the "game" our government has setup for professional real estate investors.
