I was a little apprehensive about the cost because I have been in other mentorship groups which did not really deliver as promised or the engagement was lackluster at best.

It gives me an alternate phone number and also allows me to have video calls with tenants if needed.

What I found helpful was that it was flexible since the whole course was pre-recorded videos with printed materials to go with it.  

Pace just did a video on foreclosures (after I posted on it) and he failed to mention several steps that are critical to understanding the process.

Consider expanding your markets you are looking in so you have exposure to more properties, and if you haven't already, engage with a RE agent who specializes in investment properties so you may have some insight to properties before they hit the market. 

They teach some big picture tax planning, but the bulk of the course is how to sell these big tax planning engagements. 

Is she willing to read a book or watch a video to gain a better understanding?

I always joked I was just going to pop a hole in the drywall so they could point to it and say, "there fix that" and be happy. lol Always video the walk through with the inspectors, 

If you desire to walk into someone's office nearby, that's understandable, but most things related to accounting can be accomplished the same way remotely with video call and email correspondence.We use a secure portal for all of our business and sensitive documentation.
