@Shariyf Grevious I was testing and made a custom handwritten font from http://www.myscriptfont.com/, very simple, print off the template and fill out with a felt pen, scan back at 300 dpi and save as a jpeg, upload the jpeg to the site, download and install your font.

I see you are in CA, assuming the property you are using as security is in CA, consider a standard deed of trust which you can download from any title companies website, e.g, Lawyer's Title.
