I posted notices to go and do repairs and maintenance of of AC everything is gone all that is left is an old tv some shoes boxes with trash, light was cut. 

At least if they are JVing, they would have a vested interested and cut your troubles.

Is there a cut off on the size of building that the city will pick up for?

I am in the DC market and right now I am not buying because all entry level homes in good or not so good condition are going for market rates and I scratch my head to see how some people are making $ without cutting corners on the rehab.

You would normally cut a percentage with them before hand in negotiations or if they are big they usually already have a set percentage they'll split with you.

I cut them in half if tenants communicate with me prior.  

And she might be wanting to cut down on eating out to make sure you get paid but will her boyfriend?

I'm very wary of tools that take a percentage based cut.

When I receive a referral fee, the check would be made out to his brokerage, and he would cut me a check.
