Depends on your goals and the current market.

Every Market (Detroit) has a series of Micro-markets (neighborhoods) of which they are all different in cost, value, cash flow, rents, etc... 

As I settle into the new year with my game plan Im curious to know what Margins investors are looking to receive in this market.

I would look in the smaller markets in the outer band of RTP.

The local market has a lot of opportunities, especially if you’re looking into multifamily or creative financing.

Or what markets you want to stay in? 

I feel a loss of direction and that makes it really hard for me to focus and build.Do we keep at building a portfolio of small multi family (very abundant in my market, very rare to find anything above a triplex for sale), with plans of selling the portfolio and 1031'ing into larger properties? 

There's so much opportunity in this market.

Memphis is a market where BRRRR is possible, but with rates going up again, it's not a great idea.
