Based on comparable listings recently sold I think closer to $650k there would be more interest.  

The GC and the sub ended up sharing in the cost mostly (I think) because it was better than the finger pointing game that had already started, and realistically the attorney's were the only ones about to win...

Qualified applicants that get priced out of rapidly improving neighborhoods will move into these areas but it seems like they aren’t biting.High quality, lower income applicants aren’t stupid and they won’t settle.If you think this area is a losing proposition, I would think about selling and not banking on hope.In regard to vacancy, I don’t consider any area that has average occupancy (economic and physical) below 95%You might pay more for a better area but time will treat you right and you’ll make a ton of money in equity over the long term.

What markets + strategies are you thinking of pursuing?

The interest rates are usually .5% higher than conventional loans and you might have a prepayment penalty, but that’s the only negative I can think of.

FHA will not use any short term rental data.Something else to think about - any reason why you wouldn't use a Fannie Mae loan here?

I think it's a gamble for someone 2000 miles away - could do well or badly.  

I think there is value in ADU as long as it is legally done and can be legally rented.On the sale side a benefit can always be an in law suite.

My comments were not to scare you away from them or any lender in general, I just do not think websites that say they are going to provide you with the best lender for you when in theory they only have a select few options.
