EM checks are made out to and held by the title co or closing attorney, not the seller.Inspection timelines vary, but I try for 5-7 days depending whether I'm ordering a pro or conducting myself.  

Is it ultimately a better structure to be "partners" but individually conduct investments with the assistance of one another?

We found our boots on the ground out of state through networking; similar to what you're doing now; then we budgeted to visit and attend Real Estate Investment events, meetups, conferences,......  

When looking at different metros and conducting due diligence some metrics that can help find the best deal are; job growth, job diversification, rent growth and population growth.

@Scott MacIntyreIf the LLC just holds assets and doesn't conduct any other sort of business (consulting, selling a newsletter, etc) then I would simply peg the value at the sum of its assets minus the sum of its debt.
