Shane Benner I don’t really want to name names but I will tell you I use two different PMs, in two different markets and what they do better than most others (by the norm I’m guessing) is they communicate well (sometimes I hear back in under an hour) and they have transparency.

They went through 3 property managers with my property in one year of management and the communication was not good.

Hoping the BP communicate can provide the insight and guidance I have been yearning for.I live in the Shreveport / Bossier Louisiana area and I am very interested in getting into REI through rent - to - own (lease options) or sandwich lease options.

Also, stay in constant communication with your closer.  

You could also be passive in a deal, but maybe work out an agreement where the general partners could involve you in their communications through emails or calls.

They take ownership in the house and don't feel the need to communicate with you or get your approval for these types of things.

If that makes you or your wife uncomfortable, you could consider a property manager who would be the contact for the tenant and require all property communication to go through them.You need to be well-informed regarding laws in your area.
