But, the primary way we are able to command above market rents in most of our properties is by having a really great customer service reputation.In many ways I envy the business model you have adopted.

No wonder it has been awarded the Commander-in-Chief’s Award for Installation Excellence six times.We all know about the drinking water.

When you meet the dog for the first time, at the screening, did the dog bark at you, jump towards you, growl, listen to the owner's commands, make you feel uncomfortable? 

You will be able to command higher rents for that unit, increase your cashflow and it will increase the value of the property with more units in better condition.  

Hard Money Lenders/DSCR lenders command first and sole lien position. 

You can command higher rent.  

All of these things can take the property from average to above-average and command higher rents.

Your total mortgage payment could be in the ballpark of $2000 - $2300 and you could command rents of about $700-900 per bedroom. 

And here, finally after a decade plus, tenants are on to it and these places command lower rents to offset the higher util bills.
