@Justin Johnson I also agree with @Omar Khan's point but I think in these non-stabilized assets a combination approach should/will be used to determine the actual value.

@Melissa R.You might need to do a combination of going through insurance and taking part of it out of their security deposit.It might be a tough call if it was just a mechanical thing in the tank, versus someone intentionally clogging the bowl.

In my market, people don't really care about a modern bathroom (rather low rents).I typically only touch-up bathrooms (paint, new fixtures or toilet if needed - and by needed I mean if the fixture or toilet is wasting water).
