If it is settling, repair foundation, if the issue is 1/4” per ft (almost there), i’d say rent it now as is then lift it summer with reduced rent during construction. the house will not collapse with the current situation.

A few details: 80’ wide lot, newer furnace, metal roof, collapsed out-building on the property that needs to be removed, needs electrical panel replaced (which I can do, assuming local code allows me to), needs siding or paint.

I agree with Rob K that properties in working class areas in midwest and southern cities were absolutely crushed due to the subprime loan market collapse, as well as high blue collar employment (blue collar unemployment is 2.5x white collar unemployment), and have been selling for 20-30% of 2006 prices.
