Their website says you would have to apply as "Bed and Breakfast", which requires you to be an owner occupant.Again, is this something that the city just isn't following up with?

Call the investor up and quickly tell them your story and that you would like to learn anything they can offer, follow up by asking if you can take them for breakfast or lunch and make sure you schedule a date.

However that part of the world is filled with a lot of actual Bed and Breakfasts, wedding venues, wineries, etc.

I also report on schedule E due to being passive.If you are running a bed and breakfast or providing substantial services then you use schedule C.

Also I took a tax sale attorney to breakfast and he answered the questions I had for the cost of a breakfast and he got a new client.

Look for a local real estate investing club in your area and take a deed buyer out to breakfast or lunch (that means you pay for it - sorry if that seems obvious but I had a person ask me to lunch recently to give them advice and answer their questions about online lien buying and they asked for separate checks when the bill came.
