It sounds like they did some remodel work to increase value, but also want to be paid for labor over the past year or so, which won't be an ongoing expense for you as the buyer and should be already baked in their equity spread.From what I've seen, small multi-family's can be managed for 10% of gross rents or less.

If you are looking to be a money lender I'd be interested in talking to you &/or if you need management I charge a flat 50.00/unit for that service with a low hourly rate for maintenance services.

On the same subject, people in this mindset believe maintenance and capex should be calculated as flat costs based off of square footage or experience in a market rather than a percentage of rents.

A block south of my 2 flat are row homes/town homes which were sold out before construction completed, several new multi-family and SFH have also been built/being built now in the neighborhood.
