Sorry if this is a dumb question.And im too young to remember, but from what i read, doesn't this look like the times before the big crash?!

I am active in both Memphis and Seattle and I think it is a good strategy for him to buy in Memphis but only if he works with the right people in the right areas.After his passive income exceeds his expenses, then time the Seattle rental market for appreciation.Honestly, about 6 out of 7 investors who I know and watch in Seattle lost their money during the 2008 crash.  

When does school start and how much before that do the kids arrive at school and need the place to stay in?

Before the crash I could blink and a big bank would lend me money...not so simple any more.

I relocated to Tucson, Arizona in 2013 and purchased a Townhome as soon as I arrived.  

I know a lot of good people that had bad luck when the market crashed.

The map seems to want to crash, but sometimes I get lucky and it doesn't.

@Bob Faulis Not only you have a couple of people reading your updates, you actually made me create an account here and start thinking about getting into this industry after having a really bad experience with the market crash, that led me to go into other industry (Recycling Industry) where I'm doing OK at the moment, but maybe I should start to diversify my sources of income.  

Prices have continued to climb even with oil crashing in the past year and the drought hitting ag pretty hard.  

So we need to prepare for that eventuality.As we say in the motorcycle world, dress for the crash, not for the ride.Eddie
