Prices in Logan Square,  Avondale areas have really skyrocketed recently.  

Basically we were dealing with lady x at this big mortgage bank working out the details, who was gonna  pay for closing costs and if i could put repair money into the deal and then all the sudden lady x cant be contacted  for a month and i thought the deal was done and i was back to square one then my realtor got word they had reduced the price again out of nowhere.

I've gone cheap at about $90 / square foot, but there were a lot of things I wasn't happy with along the way.

Hello all,I am working on remodeling my first investment, and I need to have the old, thirty-year old carpets ripped up and replaced with laminate / vinyl to look like wood for the living room, dining room and kitchen, and the three bedrooms to have new carpeting.The house in question is ~1,500 square feet, but I have gotten some extremely high estimates for the job and am wondering if I'm either misunderstanding something or not approaching this job correctly. 

everywhere I look online it says 20% down for investment homes but we are being told by all lenders it's 25%.It's a duplex in Washington state.
