Thanks for the input @David D Painter that was great I hadn't considered the insurance issue I myself would love to build/live in a tiny house but I'm worried about hurricanes if I end up down there....I'm hoping of the 4000 they made there are some around maybe in a little bit of disrepair I could potentially pickup. 

I have had really good lunch with contractors.....handyman, painter, electrician, plumber, drywall repairs, carpet cleaning and tile work.

My painter prematurely repaired and painted over the ceilings, which allowed one rainfall to taint a brown fringe around where the old hole in the bedroom ceiling was before we finished the roof.Throughout, they never answered their phone or texts, forcing me to come up to Baltimore and bang on the door several times per week just to communicate anything to them.

As a painter, I think this is a great idea. 

Never allow a tenant to hire their own painter.

Wear a simple Home Depot mask, painter's suit and gloves.

Skilled plumbers and good painters will run $15.00 or so per hour.

As to the question about how it all added up to 10K - here are some of the things he reported to the police as stolen:- washing machine - oven (yes, an oven)- TexSpray ($5,200)- nail gun- $400 worth of fittings, shark bites- Dewalt 12 in. sliding miter saw- X19 Spray painter in box ($600)- 30 gallon Dewalt air compressor(lots of other random construction equipment)- 600 feet pex- 48 in. round fan

My phone is full of handymen, plumbers, electricians, painters, and HAVC contacts!  

When my painter first used it he hated it then he came back the next day and loved it in the other lighting and now he’s using it on some of his other projects.
