As the humidity is getting higher outside I have noticed the spots all sweat (moisture seems to condense on them.

Higher frequencies don’t penetrate much and aren’t nearly as noticeable.

Insulation and fire caulk at all penetrations through the celing into the attic.

The inspector could not identify where it originated, yet had higher moisture content than normal (23 - single digits to low teens is "normal"), and the roofer I had go out later said the roof needed replacing and cited an area in his inspection that looks to be sagging in the shingles/wood of an area. 

And Gail its not a stink fan it is a moisture removal fan. 

Where s the source of moisture that is causing this mold?

Completely agree with those points, for me my partnerships are all about penetrating markets (language or otherwise), learning and benefitting from others' skills, not re-inventing the wheel in a less efficient and more consuming way, and being able to free myself (regularly or temporarily) for "higher" pursuits more directly tied to my skillset or needs (in my case, managing clients, getting new ones, creating new partnerships, and of course private pursuits).

Tenant shall be responsible for repair of any resulting damage, including water penetration.
