In a nutshell: the US tax treatment of non-resident aliens is favorable.The financing is so expensive in general that leverage may increase risk more than it enhances the ROI.

Requiring evictions, regardless if they were covid related or not, to be postponed during a lockdown are ethical and fair which the landlord is already taking on the brunt of with a non-paying tenant while providing them full accommodation.

Typically a landlord can find umpteen ways to clip similar to my x-landlordwhen I was a tenant.I am torn between ethics and what is reasonable in this particular situation ,hence the post .Even a day’s of headsup could have saved me lot of hassle during this pandemic situation.
