In regards to the VA financing from the first loan, I made sure to not go over the VA cap, however in 3 months that won't be a thing anymore (Trump just signed a bill into law removing the VA cap entirely after 2020.)

Use depreciation to wipe out capital gains.Bonus Depreciation makes that even easier under the new Trump tax plan.

I agree with your assessment that the out-of-pocket expenses likely trump the actual purchase price for the buyers.
