Landlording is pretty easy if you're careful about who you rent to and craft a good lease (I've self-managed my rental in Denver for 10+ years with minimal hassles).  

It is ok to start slow and learn your craft.  

You don’t own it yet so this is not your problem.If you own it Your best case scenario is that you work with the city and the title company (and bank) to craft an easement for the house.

I can say that a majority of the tiny home builders out there understand the importance of their craft and do take pride in their work.

He gets to practice his craft & network instead of trying to cold call people, or spending money on lists (which he may not have if he's just starting out).Also, whenever I get emails from vendors I know bought my email, they go right into the junk folder and get reported as spam.

I've had wholesale deals run into issues with redemption rights, title issues, earnest money disputes, limited property , hidden material facts, and closing timeline discrepancies.Most of these issues were caused by short sighted business practices, a lack of transparency with sellers, and poorly crafted contracts.

Best bet is have patience, work with a strong buyers agent that will help you craft great offers in regards to both price and terms.  

We imagined we could have a real estate attorney craft up documents stating that the house was purchased together and that I will be added to the deed at a later time.Also, are there any fees associated with this process that I am overlooking?
