Now just waiting for them to sell it (not holding my breath).I would focus on fixing up the unit and getting it rented to good tenants that you are able to thoroughly vet.

I do not like 5 years fixed on leases with fixed rental increases because you might not want to sell in 5 years and refinance rates might be higher but lease is fixed.I like 7 to 10 year fixed rate debt that almost goes a full economic cycle so gives buyer breathing room and time to see if they want to sell or refinance after a decent amount of mortgage paydown.

looking for your experience and wisdom regarding screening and selecting tenants in Ontario.I own a legal duplex in Barrie Ontario since 2014.in recent years, I had a few great tenants, some ok tenants , handful of  bad ones, and two that was a complete nightmare.last tenant  , haven't payed rent for 9 months and caused significant  damage to the house. he  is finally (deep deep breath...)
