I do not like 5 years fixed on leases with fixed rental increases because you might not want to sell in 5 years and refinance rates might be higher but lease is fixed.I like 7 to 10 year fixed rate debt that almost goes a full economic cycle so gives buyer breathing room and time to see if they want to sell or refinance after a decent amount of mortgage paydown.
