Duplexes are a piece of cake.  3-4 units are tough sledding right now

(Locally Anaheim & Palm Springs are also heavily regulated, even though these are historically tourist areas).

If we get some or all of that back it will be the icing on the cake of this deal which is looking more and more like a great deal.In the past few months I’ve brought 2 other investors on board and made offers/closed on some 6 unit properties as 50/50 partners, hopefully with more good luck (and less drama).I promise this is the last update on this one (until I hear from the lawyers)- good luck to the rest of you Lehigh Valley investors!

And can simply follow local banks lead here.. they will not lend to anyone who does not live within 100 miles of the flip.... use that as a guide line.and don't be thinking these other markets are a cake walk because there is competition in all market places.the availability in deals relates to excess inventory and urban core type dilapidated homes.. in these areas there are plenty of deals .... but when you get into nicer inventory the locals in each market will be stiff competition. 

I understand unused reserves is also included but much more variable and anything is icing on the cake! 

Hey Kyle,I grew up in Anaheim and have lived in Havasu for 5yrs now.

If you know how to find "off market" investments, appreciation is just icing on the cake...it's not the cake itself.

However, I see builders all day long putting huge multi family complexes up, why can't the little guy take a piece of the cake?
