A person should never focus on minimal $ down, they should focus on the deal, a "deal" worth buying, operating, the strategy, because the $ is always out there looking for a place to land that's safe. 

Might be worth doing some soul searching to make sure that is the direction you guys want to go. 

Assuming you paid $430k, put down 10% ($43k) so have a loan balance around $387k and $100k in equity means it’s worth $487k.

Price/Earning ratios make it not worth investing.

Imagine the 2nd property is a 4plex, each unit can be rented $1500/unit of 75% =$1125 x 4 units =$4500 worth of income to offset your that 2nd property.
