Sarah,     It can be nerve racking.

I think there’s about a grand worth of fines racked up on it that I’ll have to pay at this point, plus whatever other actions I have to take like you mentioned in your initial post.  

Step 1: Buy a house in need of repair.Step 2: move your bedroom into the kitchen while you spend countless hours youtubing how to install baseboards.Live in the kitchen for a month and a half....Step 3: Move back into the bedroom and exist off of a mini fridge and hot plate located next to your couch (the new kitchen) while you rack up more YouTube points.Step 4: Begin marriage counseling.Jk of course!

My general contractor is quoting me:$32,000 to prep, paint exterior of the home$19,000 to replace asphalt roof$23,000 to prep, paint the interior$19,000 wooden floor refinishing (polishing, filling in any cracks)The home is 90 years old and is 2,800 square feet.

There's lots of approaches that will work and the drain tile is a prescriptive that I was told came up in the mid 20th century - however one of the rental properties we own actually has a wooden foundation, with extensive weather wrapping around it, and then about 2 feet of pebbles/river rock out from the foundation in each direction.I've found finding and tying into existing drain tile to be extremely problematic - (how deep is it, where is it?)

Bigger name brokerages charge monthly fees that rack up.

I do not think many people take into consideration the cost to go to college and end up racking up a 250k loan and find a job making 50k only to pay that off.

Toxey - Long distance was a bit nerve racking but with modern technology, we hope the second flip will go smoother.  

The longer she waits, the more fees and interests rack up and the less money she gets.
