He's made a ton of money investing in some real bad neighborhoods, such as the neighborhood known as Cleveland 🤣.

Not all section 8 tenants are bad as some would have you believe.

Unlike some people here, I don't think arbitrage is any riskier than having a bad tenant on your own.  

JADU requires owner occupancy (ADU does not require owner occupied) and get even worst valuations than ADUs (which already get bad valuations in CA).  

I try to stay on good terms with people as word of mouth can always come back to bite/help you, and generally try to treat people with what feels right/fair.I was thinking I charge a one-month penalty for breaking the lease, and they continue to pay rent until the unit is filled.

I was leaning towards a PO Box, but the investment property is held in my name with my real address so not sure I see the value.I would like to think I am good and decent landlord and human being who treats people right, but just afraid of that one edge case, where someone shows up to threaten my family when I am not home.

I have transacted at least 5000 properties as a flipper developer and lender and I have had one instance of this. were someone recorded a mortgage 5 minutes before my loan went on record so when I got my title policy I was in second instead of first made a claim to my title insurer and they rectified it quickly and went after the bad guy criminally. 

If you're only getting money as a return, I would consider it a bad investment of time.

But such things as I've stated above (and a whole lot more that would require I write a book) will greatly reduce the likelihood of a bad rental outcome.
