There is also the Private flood insurance that you can look at too. the Government flood program is up for review in December and there are significant changes that will be coming that think will help those who are required to purchase flood insurance as the 50-year monopoly that the NFIP program has is loosened more.

this does not add up... if she bought through a title company with title insurance they should have paid the tax's unless it was clear in the purchase agreement that she was buying the property SUB TOO the tax's which can happen.. also this should have been sold years ago for back tax's I would have thought. but if 30k taxs are owed and U got that info directly from the tax collector.. there is nothing you can do.. you have to pay those then what ever equity the seller wants..

I mean, I can do 90% of the same 'advertising' they can, and any listing service could too.. the house is in a pretty good neighborhood, good schools, and the market is still decent.. its a nice house (for a family, not an investor)..So I guess I'm looking for some BP'rs that have sold a house FSBO to provide some input..
