Other than that, do deals first then worry about other stuff.

very interested to see what other veteran landlords would have done in this situation.for my stuff most mold I have seen is caused by the tenant.

OK, my history is that I do Student Housing, I was in a Fraternity back in the day, and we know that stuff happens.

Most of the stuff is "common sense" and most of the important things are covered in the lease.  

Between work related stuff, conventions, friends/family visits, pro/college sports, kids travel sports, concerts etc etc there are a billion reasons why people visit places like Sacramento and other cities that aren't your typical vacation destinations.

If you do get the right tenant, they are going to have a lot of stuff and will spread out and stay awhile.The subject line says house hack.

I've read a lot of your stuff and found it to be very helpful thinking through the process.

Once I hit the $12M exemption then I would move stuff over to an irrevocable trust. 

That is not even to mention the other stuff that comes with membership.
