It might take a few years to get the experience you'll need but you'll sure be off to the races over the span of 2-3 years with a much higher ROI on your dollar than reinvesting that large sum of money into a package of SFR's with lower cash flow. ...but that is what I simply envision for myself based on my preferences, my risk profile, and my goals.

The ones that do show up fight and lose and I have never lost a case except once that I didnt show up. lol Over a 7 year span I was doing 5 to 7 of these a year but then it went down as I slowly transitioned to having managers handle this.

If a life span of a roof for example is 30 years, and it is 25 years old, you could easily argue/negotiate that the roof is on its last leg and in need of replacement soon.
