Top loaders have always performed better and with a Speed Queen you have an option of the washer filling up entirely with water, instead of the spray feature that is supposed to be ecofriendly but then doesn't clean well at all.

The biggest ticket items were the demo/ rebuild of the back end of the house & re-pouring the patio ($6k), the HVAC system (ductless mini-splits $8k), drywall & paint ($4k with materials included), and the spray foam insulation which I did on the roof and exterior walls of the building ($2,900).

His reason being that garage door maintenance ("spraying the tracks with WD40" which I learned you should NEVER do) is considered regular property maintenance and because we did not do that, some of the liability will be on us.

I assign spaces at my fourplex with simple mailbox numbers on the fence in front of the space, but I think a stencil and spray paint would work on the stop bar as you mention.
