You could say wife, husband, brother, sister, son or daughter and keep from being in the business I suppose as family is excluded.Seasoning, not really, but the activity of buying and selling is not investing, it's transacting business.

Jennifer Lee,Have you thought about putting that sibling on at 50% and just cutting her a check or you could purchase something in which she could live and rent the other half, you could give her a reduced rent that just covers that half of costs.I would go the 50/50 route with the sister who needs the money and I would keep the foreign sibling with a promissory note.

They must all be executed by the trustee and no transactions with parents, grandparents, or children; brothers and sisters are OK though.At least that's what my CPA tells me.
