We’re wondering if these fees and processes are standard for short-term rentals.

I still consider myself fairly new to this world, and I can say with 100% certainly the biggest battles are the internal ones, and this industry has given the pleasure of being forced to address several of my short comings, and continue to address them all the time.I find I get the most emotional when I get reactionary, so my constant focus is around honing and suppressing reaction as a whole both internal and external.Thanks for taking the time to write this up.

Like I mentioned before the initial reason for setting up the LLC and running the short term rental through it was to show income through our tax returns and have more access to lending in the future.

Meaning short term rental......weekends, a week or two....?

We did not do our due diligence regarding the HOA rules and found out after purchasing that we are not allowed to do short term rentals. 

Currently, one half is rented to long-term tenants, and I'm considering converting the other half into a short-term rental.

There are hard money and private lenders that can offer you short term loans for the purchase price and rehab.

There is short-term housing help for displaced people, but not rent payment assistance. 

They made airlines stop doing it, follow up with short term housing.
