Based on what I've learned about recognizing a deal and understanding the numbers, even-though the seller was not interested or motivated to sell, I saw it as a good practice instead.

However, the complexity with incorporating the concept of the Delaware Series LLC in California can be prohibitively expensive; insomuch as, California recognizes each series as a separate LLC, ergo $800 tax for each series.

With that said, I think it is important to recognize that any investor should stay clear of items that are NOT fixable (on main street, bad neighbors, bad neighbor dogs, bad area, bad crime, near train tracks, under airport flight path, 55+ steps to the front door, near a landfill, or any non fixable problem).

It takes time to learn how to recognize a deal so getting to know the area and having your realtor run comps is very important.

My recommendation is still for an XMPP aware server (why re-invent the wheel, use an proven and long established chat server) and then allowing BP members to use their own chat clients.
