I have seen a few predictions that GDP growth will turn positive (negative at the moment) in the next year or so, but I am not really sure what the explanation is other than fiscal policy by a new prez (and this is purely speculative).

LOL.But to your comment, that can be said about basically anywhere in the country.I understand that due diligence is in order but on purely a cash flow perspective at those prices and market rents any property would be a good deal if the vacancies are manageable.

You're proposing doing (let's say) 4 or 5 of these kinds of deals at once (which would be impossible since most distressed sellers can't/won't entertain this), rather than one pure cash deal (in order to utilize the same amount of available cash and have the ROI's be "comparable" in any real sense).
