The guy was a jack a$$, plain and simple.

Mostly cause I was sick of paying rent and knowing it all just went toward paying off someone else's mortgage.

I'm nearly sick thinking about this.

oh i realized after i posted and read it this morning that i left out one important point in my last post.the plans you make before you actually have a clue - are just plain silly.mine were so silly, that everytime i think about them or find an old piece of paper with "plans" on them from about 8 months ago or so, i want to slap myself.when i started out - my intentions were so over-the-top and grandiose in scheme, that at some point, i had to just say :protest: i had to sloooowwww down - focus on information.

If they get sick because they forgot to change a filter or maintain a chlorinator then that's their issue.  

(Now comes the rant)  I am sick and tired of people that read a book or come out of some seminar and announce they are "getting into wholesaling" knowing little more about it than the glorified description they just read or heard. 

My wife gets sick of hearing about it.

Barring that, the 500-year flood plain is generally far less risky than the 100-year flood plain.
