I lived in nearby Wood Dale and loved the area.

I have had a couple of calls on these as well as 2413 Gordon which is nearby.

Bozeman has Montana State University nearby, which attracts students for similar reasons that Boise State does - outdoor environment, good education at a decent price (compared to University of Washington, U of Oregon, Boulder, etc.) in addition to other strong  drivers such as a burgeoning tech industry, low vacancy rates (sub 3.00% market wide on CoStar - probably lower on smaller 4-20 unit deals), and limited concessions on new leases.

With its proximity to the Wholesale District and Fountain Square (lots of hip and new bars), I'm hoping in a few years, we'll start seeing single, straight outta-college kids who cannot afford to live downtown move to nearby areas like Near Eastside.

.- I don't mind taking it initially but, I don't want to have to collect cash down the line because I don't live near by.

I saw a home for 100k in a nearby state that I think could do well on Airbnb.

All nearby homes had neatly trimmed lawns, mine was a holy mess, and if I was a neighbor, would have a heart attack.

This is more in the rural area but still has walmart/grocery stores etc. nearby and taxes are lower so taxes are very close to the same as the other at $5050.

In addition to that it will be very easy to manage the property since you will live so nearby.
